Job Title: Maintenance Technician/Work Order Specialist

Location: Villas de Fontenelle Apartments, Kokomo, Indiana.

Duties/Responsibilities:

The Property Maintenance Tech is responsible for completing resident Service Requests.

• Troubleshoot work orders daily for residents prioritizing the service requests and ensuring they are completed in a timely fashion.
• Prepare vacant units for new residents ensuring that the unit meets the company standards/checklist.
• Maintain the exterior grounds of the property and conduct seasonal duties such as snow/leaf removal.
• Conduct walk-through of the entire property to ensure everything is in working order; if not, take the appropriate steps for correction.
• Prepare for inspections.
• Be available for quick response per company policy if on-call duties are required.
• Complete plumbing, electrical, HVAC Work Orders
• Other duties as assigned

Education/Training/Experience

• 1 to 3 years in maintenance field with demonstrated experience and advancement
• EPA Universal Certificate preferred but not required
• Great mechanical aptitude in appliance repair, plumbing systems, HVAC systems, electrical systems.
• High School Diploma/GED

Abilities:

• Courteous interaction with residents, vendors, contactors, and fellow employees
• Ability to prioritize activities and self-direct
