The Superintendent reports to the Director of Field Operations and Field Operations Manager. He or she will manage all aspects associated with the field construction.

Responsibilities:

· Follow and build by using bar chart schedule in addition utilize and follow project schedule

· Provide accurate information for updates

· Complete daily jobsite reports

· Scheduling of subcontractors; allowing long enough leads times for subs and material to be on site at correct times

· Follow builder’s specifications and produce high level of quality work and client satisfaction with minimal punch list.

· Maintain safe work site, establish good job site housekeeping. Must maintain a CLEAN jobsite and observe OSHA, State, County and Community regulations

Requirements:

· Ability to read and understand plans from Civil drawings to Interior Design drawings

· Professional demeanor, excellent communication skills, and ability to interact with high end Clients, Project Managers, Field Operations, Architects, Engineers, and Interior Designers

· Able to complete multiple tasks while meeting deadlines and goals

· Candidate must complete a background check, have a clean driving record, and participate in our Drug Free Workplace Program

Detailed Job Description:

Project Superintendent

1. Project Team

a. The Project Superintendent works in unison with the Project Manager on their assigned project.

b. The Project Superintendent reports to the Field Operations Manager on his/her assigned project.

2. Overall Project Knowledge

a. BCBH Specs

i. It is the Superintendent’s responsibility to ensure that everyone involved on

the project is following and implementing all current BCBH specs.

ii. If there are any questions on products or how something should be done, they should first read and understand these specs, and if they are still unclear, The Super is to reach out to the FOP on the Project and then Building Science for clarification.

1. A meeting should be schedule for all parties involved to discuss and resolve.

b. Preliminary Budgets

i. The PM manages this, but the Super should have general knowledge on each project.

c. Owner Contract & OCOs

i. The PM manages this, but the Super should have general knowledge on each project.

d. Subcontracts & SCOs

i. The PM manages this, but the Super should have general knowledge on each project.

ii. It is the Super’s responsibility to follow up with PM to get answers on open change orders in a timely manner.

3. Jobsite Logistics / Management

a. Get familiar with the area, neighbors in town or out of town, and try to foresee where you may have challenges with site logistics.

b. It is the Super’s responsibility to create a site logistics plan.

i. Do we need temp fence, temp toilet, erosion control?

ii. Where will parking and dumpster be located?

c. Utilize BCB Shuttle Service for job sites with limited parking. Avoid lining the neighborhood streets to avoid neighbor complaints when possible.

d. It is the Super’s responsibility to ensure jobsite safety, quality and craftmanship is being withheld & performed at all times. Inspect what we expect. The Super should work in close commutation and in a teamwork effort with the Subcontractors and Innovative Team Members to ensure we are producing quality work. Inspecting everything that is being done and properly documenting along the way.

e. Set the expectations early with everyone stepping foot on your jobsites to ensure quality, cleanliness, and timeliness is all achieved as planned.

4. Project Schedule / Project Kick Off to Completion Responsibilities

a. It is the Super’s responsibility to manage and run the project schedule. We are not to allow the Subcontractors to run our schedule/project.

b. The Super is to send out calendar invites for major field work/delivery ETAs after they receive the initial ETA during the procurement process, and as the Super. schedules the delivery of materials or the actual work.

c. Larger Projects: The Super is to line up and create the overall project schedule with the BCB Homes Scheduler with feedback from the Innovative FOP & Project Executive.

i. The size of the project will be determined at the Project Kick-Off Meeting.

d. Smaller Projects: The Super is to line up and create the overall project schedule with the Innovative FOP.

e. The Super is to further manage the project schedule by preparing a 2-week look ahead each week to be sent to the FOP, Project Manager & Project Executive.

f. We work in a fast-paced environment, so different trades will have to be sequenced. Subs need notice for scheduling. This is where the 2-week look aheads come in to be a helpful tool for you to line out ahead of time.

5. Permits & Inspections

a. No field work is to start prior to the receipt/approval of the proper permit/authorization. No exceptions. It is the Project Executive’s responsibility to notify the Client if the permit is delaying the planned start date of the project.

b. Inspections are the sole responsibility of the Super responsible for the job

c. Do not wait until the last minute to call in inspections.

d. Super to send an email to the Project Admin. when all inspections are completed asking them to request the Certificate of Completion.

6. Submittals

a. It is the Super’s responsibility to review submittals for size and fit. The color selections and owner selected specifics will be reviewed by PM. After the Super has stamped the drawing per their review the PM will review and distribute to the Team via emails and Procore.

b. It is the Super’s responsibility to verify/perform material takeoffs prior to ordering material not ordered by the Subs.

7. Project Closeout / Punch List

a. It is the Super’s responsibility to create the Punch List early. Projects get reach completion much smoother when you can begin the finishing stages as you go. The job will not be a success if wait to complete the punch work until you are trying to wrap up the project. No matter how great a job starts up and runs, it’s the end that can make or break us.

b. Create Punch List in Procore

i. Assign Tasks to appropriate person

ii. Assign Accurate dates for completion of item

iii. Follow up with open punch list items to get completed in a timely manner

8. General Communication & The Use of Emails

a. Necessary for many reasons: To keep whole team informed and to hold subcontractors accountable.

b. Every email subject line should start with the Client name and they a brief description of the email topic.

c. It is crucial to always close the loop on email strings.

d. Calendar Events: The Administrative Assistance will help schedule jobsite meetings, but not the actual work. Please rely on him/her to send out all calendar invites.

e. The Super must keep the FOP, PM & Project Executive up to date on all jobsite injury’s, accidents, issues with other employees and subcontractors. An initial phone call is ok to their direct report, but there must be an email follow up keeping everyone involved up to speed.

f. Client Communication – To be generally directed through the Project Manager. You will be responsible for keeping PM and team updated so that communications are up to date and accurate.

i. Weekly Update Emails

9. General Responsibilities

a. It’s the super’s responsibility to make sure all equipment used is in good working order, this includes our equipment and our subcontractors. Their trucks/vehicles must be cleaned every two weeks, and maintained per the manufacture’s recommendations (oil change, tires, air filter, etc.).

b. Taking pride in one’s individual appearance, own work output and their jobsite/project is crucial, and showing our pride goes a long way even if you do not see the immediate results. It is imperative to always look “put-together” with our uniform and be over prepared when in front of our Clients and Company Shareholders/Executives.

c. The Super is to make arrangements for jobsite coverage while taking vacations, for

doctors’ appointments, or if leaving early, etc.

i. Coverage will need to be approved by the FOP.

ii. The Super leaving for vacation is responsibility for lining out the project with the Team and Subcontractors for the time that they will be out. It is the covering Super’s responsibility to adhere to the schedule, not plan it for someone else.

10. Deliverables

a. Jobsite Photos

i. Uploaded frequently as needed in separate albums to tell the story of the construction process for future reference and homeowner updates.

ii. Take photos using the Procore app, and create a new album for each week.

iii. Utilize separate albums for items like before conditions or specific waterproofing details, etc.

iv. Take a “zoomed-out” photo first indicating (with a pen or finger) where the next “close-up” photo is located.

v. Do not have messy/un-safe jobsite backgrounds in the photos. Keep in mind that the Client and Design Team can see our photos on Procore too.

b. Daily Time Card Entries

i. To be inputted daily for thorough record keeping.

ii. These are referenced often when accounting for costs and used as back up for the client.

c. Daily Man Power Logs

i. To be inputted daily for a thorough record keeping.

ii. These are also referenced often when accounting for costs and used as back up for the client.

d. Look Aheads

i. Due weekly

ii. To forecast (2) week work load

iii. To capture time off planning and notice

e. T&M Work Tickets

i. To be signed daily by Super responsible for the job

Job Type: Full-time

Pay: $70,000.00 - $90,000.00 per year
