HHS Residential is seeking an Investment Associate to join our growing Single-Family Rent/Build-to-Rent Investment Management team. The Investments Associate will perform market research, financial analysis, underwriting, due diligence, and portfolio management for potential and existing real estate investments.

Job Duties & Responsibilities:

• Underwrite new investment opportunities through financial modeling and market research, including evaluating submarket fundamentals, rent and operating expense assumptions, and modeling waterfall and other financing structures
• Work with land, development, and construction teams in evaluating site selection and managing development/construction cost spend
• Assist and manage due diligence process, including review of key documents
• Evaluate opportunities to invest with institutional capital providers through separately managed accounts and programmatic joint ventures
• Prepare reports and presentations to communicate key findings and recommendations to Investment Committee, board members and potential investors
• Perform various asset management responsibilities, including: monitoring existing assets, analyzing investment performance, performing hold/sell analyses, reviewing budgets and capital plans, reviewing financial statements, and ensuring manager compliance with operating agreements;
• Research and develop knowledge of industry trends and participants
• Build and maintain the company’s financial models
• Support real estate transaction, development, and capital markets professionals through ad-hoc financial modeling and market research/analysis, as requested
• Other duties as requested

Minimum Qualifications:

• Bachelor’s Degree in Finance, Accounting, Business, Economics, or other related field required
• 3+ years of relevant work experience required, preferably in real estate, asset management, private equity, investment banking, corporate finance, or similar
• Advanced Microsoft Excel, Word, and PowerPoint skills required
• Keen ability to understand and properly apply real estate and finance concepts to real-world situations (i.e., IRR, NPV, NOI, Cap Rates, Time-Value, etc.) required
• Exceptional quantitative aptitude, highly analytical, creative problem-solver
• Attentive to detail, accurate under pressure, able to multitask and meet constant deadlines, extremely organized
• Strong interpersonal skills, articulate in written and oral communications
• Team player, works well with people at all levels of an organization, but can focus and work independently even without specific direction
• Highly professional, passion to learn and grow in their career
