Horizon Realty Group owns and operates an independent senior living community in Evanston and we are looking for our next Maintenance Engineer to become part of our team. Are you that person? Horizon currently also owns 27 residential multi-family properties within the Chicagoland area.

Job Duties:

1. Plan, schedule and coordinate general maintenance, major repairs, and remodeling construction projects for independent senior living community;

2. Inspect grounds, facilities, and equipment routinely to determine necessity for repair or routine maintenance;

3. Formulate standard operating procedures, general and preventative maintenance for machines and equipment. Develop SOP’s and best practices. Create, write and implement maintenance manual and document ongoing compliance;

4. Responsible for performing and supervising daily inspection, water quality tests and chemical treatments for pool and boiler systems;

5. Solicit and analyze bids from contractors for repairs, renovations, and maintenance;

6. Maintain records of usage activity, licenses and special permits issued, maintenance and operating costs;

7. Direct and coordinate the activities of maintenance staff, contracted personnel, and supervise construction projects;

8. Investigate service complaints, workorders, and building code violations to resolve problems in accordance with management rules and regulations;

9. Troubleshoot mechanical, electrical and plumbing problems;

10. Maintain contact with insurance carriers, fire and police departments, and other agencies to ensure protection and compliance with codes and regulations.

11. Oversee cleaning of common areas, change light bulbs, and make minor property repairs;

12. Purchase building materials, maintenance supplies and equipment;

Additional Responsibilities:

1. Must obtain and maintain State of Illinois Pool Operator Certification.

2. Monitor, operate and ensure that systems such as boilers, heating, air conditioning, electrical, and plumbing are adequately maintained.

3. Removal of snow along the walkways of the properties.

4. Assist with the coordination of all make-ready work and verify that everything within the apartment is working properly prior to a new resident’s move-in date.

5. Respond to emergency calls while “on call” apart from normal office hours.

6. Assumes responsibility for all personal tools and transportation.

7. Properly safeguard, maintain and use Horizon Realty Group’s materials, tools, and supplies.

Qualifications and Skills:

· High School Diploma.

· Additional Certifications and trade education are preferred.

· 2-3 years of maintenance technician experience.

· Excellent customer service skills.

· Good verbal and written communication skills. Bilingual skills is a big plus!

· Basic computer and MS Office skills required. Must be able to perform online research, demonstrate an understanding of how to enter data into Excel spreadsheets, create a Word document, save and maintain files in the designated folders in Sharepoint, and proficiently utilize Outlook email
