The Company manages the investment fund for each project, oversees the real estate development, and upon completion its operations team performs the hotel and restaurant management functions at the properties.

While the current scope of responsibilities will be primarily focused on the projects under construction and development and at the management company, the team will be expanding substantially within the following 18 months.

The candidate will have the opportunity to take on responsibilities at the hotel and restaurant accounting and finance teams, eventually growing into a role to oversee the accounting and finance for all of the group’s planned and future hotels, restaurants and bars in Puerto Rico. The principals of the group also have hospitality ventures in the U.S. and internationally, so there is also the possibility for this person to expand their role beyond Puerto Rico.

Job Overview

The Senior Accountant will support the management and project teams in all accounting matters related to ongoing construction projects and projects in development or planning phases.

Their time will be divided amongst responsibilities correlated with the individual real estate projects, the investment funds which have a direct ownership stake of those projects, and the management company.

The candidate is someone who is independently motivated and looking for an opportunity to contribute their knowledge and expertise while learning new skills and aspiring to grow into a larger role with the company. They are resourceful and have a keen ability to exercise critical thinking and to acquire and exemplify mastery of relevant subject matters, leading the strategic analysis of complex accounting and finance concepts.

Responsibilities:

Project Accounting:

  • Manage daily accounting and bookkeeping for construction and development projects using QuickBooks
  • Assist with maintaining project budgets, processing change orders, work plans and fee structures
  • Assist with the preparation and filing of relevant tax reports and informative returns
  • Provide timely and accurate financial reports, job cost reports, working capital & cash flow reports
  • Support the project team in preparing loan payment applications and analyzing construction loan disbursements
  • Issue purchase orders, pay all vendors, contractors and consultants keeping accurate records of all transactions and project-related information
  • Organize and store all construction related documents and permits. Collaborate with Project Team and maintain all records of shop drawings, contracts, purchase orders, processes, budgets and changes Corporate & Fund Accounting:
  • Lead the preparation and review of monthly, quarterly and annual financial statements for each of the project entities and funds, as well as the corporate management company
  • Liaise with fund administrators
  • Preparation of tax and regulatory reports and filings for all project-related and corporate entities
  • Assist with preparation of investor reports, dividend and distribution calculations
  • Assist with and ensure QOF/QOZB compliance testing and tax structuring considerations
  • Provide thought leadership on fund structuring and liquidity analysis, including tax credits, opportunity zone investments, capex and depreciation schedules including depreciation recapture
  • Ensure compliance with loan covenants and any cash management agreements, liaising with financial institutions to coordinate debt service payments when necessary
  • Assist with documentation and routinely updating internal control policies and procedures
  • Prepare and review partners’ capital account allocations
  • Assist with compliance and management of tourism tax concession decrees
  • Assist in the completion of year end audits, when required Strategic Planning & Finance:
  • Assist with maintaining pro forma and cash flow models for the corporate management company
  • Assist in annual budget process, analyzing growth trajectory, and quarterly/annual meetings
  • Work collaboratively with team members in various ad hoc tasks and analyses as needed

Qualifications: and Competencies

  • 5 to 8 years of relevant experience in tax/accounting/finance; prior experience in construction and/or hotel industries is a plus
  • Knowledge of local and federal regulation applicable in Puerto Rico is a must
  • Bachelor’s degree in Accounting, Finance, Economics, or related field
  • Demonstrated ability to work in a fast-paced environment
  • Ability to work under pressure and to comply with strict deadlines
  • Ability to multi-task and balance multiple projects at once
  • Highly detail oriented, organized, and analytical
  • Has a business-oriented and entrepreneurial mindset and attitude
  • Highest standards of accuracy, organization, and precision
  • Likes challenge and pursues opportunities while consistently highly achieving
  • Ability to work independently with minimal supervision
  • Strong interpersonal, organizational and communication skills; experience communicating with Executive level leadership on a regular basis
  • Substantial experience and thorough understanding of the Puerto Rico market and tax regulations
  • Excellent with Excel, knowledge of financial modeling a plus
  • Must have excellent communication skills in Spanish and English
  • CPA license , preferred
