JOB SUMMARY:
The Purchasing Agent will provide support to and work with the Purchasing team in all aspects. Tasks will include, but are not limited to, providing information for bids through blueprint review, option review, specifications, and take-offs from contractors. Answering questions and correcting issues found on options, budgets, purchase orders, and specification changes.
While working through weekly accounts payable invoices to verify for accuracy and Purchase Order completion the Purchasing Agent will also be responsible for vendor corrections on POs. Along with other tasks should be able to estimate budget/cost in accordance with published plans, specifications and scopes of work.
ESSENTIAL DUTIES AND RESPONSIBILITIES:
Reads & accurately interprets scale drawings, construction specifications, textual scope of work descriptions for the mechanical disciplines as well as architectural & structural as affecting the mechanical scopes of work.
Gathers and assembles all data for the cost estimate using established processes & procedures ensuring an accurate valuation of expected costs. Including but not limited to: Materials, labor, equipment rental, vendor provided items and subcontractor proposals.
Day to Day Job Function:
Generate and post Purchase Orders
Enter and update takeoffs into Purchasing system
Process Variance PO's from field team
Update take-offs in Google Sheets
Communicate construction extra costs directly to investors
Process vendor invoices on a weekly basis with eye for detail and errors
Prepare new plans for bid and update tracking sheets
Manage contract price changes and track all changes
ESSENTIAL KNOWLEDGE, SKILLS, ABILITIES, AND COMPETENCIES:
Familiar with a variety of New Residential Construction concepts, practices, and procedures.
Effective written and oral communication skills.
Able to effectively manage multiple and competing priorities and projects under tight time-frames.
Strong working knowledge of use of the Microsoft suite of applications (Word, Excel, etc.)
Excellent organization skills
Ability to understand complex problems and to collaborate and explore alternative solutions
Ability to organize and prioritize work schedule on a short and long-term basis.
ADDITIONAL KNOWLEDGE, SKILLS & ABILITIES PREFERRED:
Ability to work in a fast paced environment
Multi-task and prioritize several tasks without compromising quality of work or deadlines
Knowledgeable in HomeFront and/or Salesforce CPQ systems
Ability to review, analyze and interpret information as well as trouble-shoot to solve problems.
Experience with Planswift
EDUCATION, EXPERIENCE AND/OR LICENSES:
High School diploma or equivalent. Degree in engineering or construction management a plus.
One to Three (1-3) years of experience as Construction Estimator, Construction Coordinator, Project Manager or in a related area.
